I'm leaving this review for Jonathan the maintenance guy. Man was a pleasure to be around, and did his work quickly and efficiently. He had my ceiling fan fixed and more stable than it was at the start in record time. He was a great guy, and good at his job.
I have lived at an address managed by Scott Brown for a little over a year. I have heard many people complain about the customer service, or lack thereof. My experience has been very different. I have received excellent customer service from everyone. The maintenance staff is always quick to respond to requests I submit and are always knowledgeable about the issues. I want to give a shout out to Evan who is usually the person who responds to my requests. He is always respectful and always asks if there is anything else I need done. Thank you so much for the outstanding customer service always!
I've lived at one of their complex's since March 2022, I love this company. Everyone is super nice and always willing to help. Best part, I never have to wait more than two days to have someone fixed in my apartment. Rented a small home for a few years from Scott Brown. When i was getting ready to move out, the leasing agent was extremely rude and was harassing me, making demands for me to tidy up and make repairs so he could show the house before I moved out. He harassed me for owning 3 vehicles (the lease stipulated 2, but I had a 2 car garage with 2 of them inside and did not see why it was an issue.) When I moved out, they ate my entire deposit and said I owed theman additional $1300 (All charges were heavily inflated for example "smoke detector batteries: $40") I had also paid to have the house professionally cleaned by a maid service after moving. I applied and the website says in 24 business hours someone would contact me the next day I called some lady told me it take 5 business days before the application can be process between that time (the day i applied through the 5 business days) someone updated the profile page of the property I applied for. On the 7 business day I called and ask for my $50 application fee back and I was told I couldnt have it back she also stated that they was swamped. No I can't understand if they swamped why they had not once but three times updated the profile page of the property i wanted. So where I am now is coming up with double the deposit for the property I am interested in but I am pretty sure something gonna be up once I do..being that the double deposit is required before they can hold the property. I want to give a shout-out to Tommy, one of the supers for Scott Brown. My dishwasher (brand new when I moved in) has made an unnatural noise for almost three years, especially later in the cleaning cycle. I have had three other supers look at it. The first was going to replace the entire dishwasher as it was probably still under warranty—never happened. The other two identified replacement parts they thought would stop the noise. They never replaced those parts. The noise kept me awake in my 500 sqft studio. Tommy came out and located a wayward nut that was the cause of the noise. He removed it and also cleaned the filter. The dishwasher purrs quietly for the first time! Thank you, Tommy! I'm sleeping much better thanks to your diligence and followthrough. Raising the rent when it’s really not that great.
Moved out of a duplex because Scott Brown doesn’t do anything except collect your monthly rent check. The carpet was 9 years old and infested with bugs and the cheap plastic tubs were cracked and when asked to fix the the repair We had to wait 3 months without a shower before they finally showed. The repair was to slap car bondo on the tub and spray paint it. I fixed the house, cleaned everything including carpets and repainted to get my security deposit back and I did because there was not much they could charge me for, but nonethesless I feel bad for the new tenants of the duplex because Scott Brown rented the house again without fixing or replacing anything! I have been waiting a long time to post this. Here are some things you potential renters need to know about Scott Brown, and about their rentals on Lovers Ln in Krum. PLEASE read. 1) You will here and feel loud music and bass every single weekend through the night usually until 3 am. What they fail to tell you is that there is a big event center insanely close by. It looks like a barn, so unless you already knew it was an event center you'd have no clue otherwise. Woke my children up all the time, even with their sound machines on. Not only will there be music from the event center; BUT also the residents near there love to play their own music too. They do not care. 2) When we moved in there was melted crayon splatter stains on the cabinets, paint splatter where it shouldn't be. The paint job was just horrible in general. Nails were left in almost every wall and just painted over. Don't even get me started about the mounds of someone else's hair I had to clean out of each bathroom tub AND sink. 3) The dumpsters are CONSTANTLY being filled by everyone in that area that isn't supposed to be using them. And oh yes, Scott Brown will blame you, the residents for all of it. When I say full I mean it. People have even put the hood of a car in them before. 4) The water might possibly shut off for DAYS at a time. It happened way too often. There will be no notice given whatsoever. You'll end up contacting them because they don't reach out. And no, they will not help in any way. 5) They'll fix things. Just for them to mess up again. I'll end saying this, we were IMPECCABLE renters for 4 years. Never missed a payment. Never paid late. Rarely called maintenance, and when we did it was because of the insanely outdated appliances not working just completely breaking. And somehow they decided that they are keeping our entire deposit+ asking us to pay them even more because they need to paint/repair walls, a door knob, and baseboards. Oh and the air filter needs to be changed (which they routinely come by and change but all of a sudden now we are being charged for it?) Do y'all remember the horrible paint job and stains on the wall that were there when we moved in? Yeah. I have picture proof of all of that. They have those pictures. I sent them in when we moved in. I'd like to preface this by saying that SB Properties asked me to leave a google review, so here goes: This has to be, hands-down, the worst experience I've ever had with a rental company. I moved here in August of 2020 from out of state. I contacted the company, got approval for the unit, and paid the deposit (I interacted with someone Michael). One week before my move-in date, I get a call from Michael saying there was a mix-up and the unit I applied for was unavailable. He offered me an "identical unit" that was "newly renovated" and offered a $50 discount off the monthly rent. I accepted because it was literally a week before my move out date and I didn't have time to search for a new unit. The "identical unit" was an entirely different floorplan in a completely different building that looked nothing like the apartment I agreed to rent from them. Let me start describing the unit by describing the roaches. They're everywhere, I see them multiple times a day, sometimes they're as big as my palm. When I called the property manager about it, he said "It's just a part of apartment living." Thanks, Kyle. Thanks. This unit was terrible, all in all. There was grime on everything, paint splatters everywhere, floorboards are curling up from the floor, exposed carpet nails and the ceiling leaked in three different places within a month of my move-in. All of the electrical outlets were loose and ungrounded (which is a fire hazard). The carpet in the bedroom had some giant stiff spot that smelled like cat pee. On top of that, the bedroom didn't have any windows - another fire hazard. Cabinets had weird sticky black spots in them. The "on-site" laundry was located in a different building that was over a block away. Anytime I asked SB for anything, I constantly had to prompt them to follow through with the request. On top of that, the property manager, Kyle, was just insanely rude and unprofessional in every opportunity - very clearly didn't care about his tenants. I'm writing this today because I just learned that this building is no longer managed by SB. No advance communication from SB on this, just a paper notice taped to the door. Never, ever do business with these people. Just awful, through and through, in every conceivable way. HORRIBLE customer service, it’s so sad to have such a well-known name around Denton being ruined by his employees. Not to mention the poor condition the apartment was in when I first moved in and how many maintenance problems came throughout my lease. And once addressed to his employees I was always mistreated and felt disrespected has my problems seem to be on the back board for them and always on their time. Very old apartment especially for The enclaves. If you want to live with Big mice it is alright. Right now the water is coming down to my bathroom, and they never fix since 3 months. I cannot leave here anymore . Trash place, can make you sick.

Well I've been with Scott brown for going on 5 years now and the house we are in now was needing some things taken care of, we'll nothing would get done right away but come to find out the person who was in charge of relaying the message to the maintenance wasn't doing their job and no longer works there and when we let the right people know it was taken care of right away. Scott Brown came into me and my family’s life at what I feel was the lowest point. Everything was done quickly so me and my family would have a home just in time for Christmas in 2016 and we’ve been here ever since. Nena is so amazing, compassionate, understanding and flexible if you just communicate with her she’ll do everything she can to help you. Jocelyn and Al (my fav maintenance guy) always come through for me no matter what I need and it’s always done quickly and beyond my expectation, and Kyle is awesome too! Was not expecting the taxidermy animals when I walked in. Felt like I was in a old cabin. Very friendly staff and had me in and out in less than 10 minutes.

It was the worst experience ever of my life, being an international student when I first rented an apartment with them, they were okay. The apartment had bed bug issues and we tried our best to sort it out. When we couldn't, we called them up for help. They did not mention the price when we asked, but they sent a guy with little spray and stuff after two days. We were charged with $433 days after that. On mailing them asking about this bill, we got a rude reply. International students like us who lost are part time during the pandemic and were hardly able to pay the rent were forced to pay the 433$. Don't rent their apartments I repeat. Some distance to drive it is to be expected the office is closed for now until further notice had to drop off paperwork in the drop box it's ok so much back and forth really.
Maintenance workers are sent quickly and they have a 24/7 emergency line available. Not sure what the name of the maintenance worker is but he is a very kind man and over delivers on repairs which I greatly appreciate. I believe he is employed solely by Scott Brown and works on their properties. Will update with his name soon. For pests, I believe they hire third party exterminators and you’re better off trying to deal with pests yourself. For roaches/insects buy pure boric acid powder and a puff sprayer and spray all around edges of house lightly. Also buy high quality poison and place dots of poison on aluminum foil patches around the house in areas you suspect the pests frequent. This worked decently for me after having to deal with the pests myself even after two exterminator visits. Overall the apartment I got on Fallmeadow Court was a good deal ($995 for ~1000 sq ft), but living there takes some labor if you want a good experience. I dealt with rats and roaches by myself and took a few months to get rid of them and live comfortably. Still have some appearances of roaches from time but not enough to ruin my experience here. Electric outlets in home are outdated and have no ground at, you will need to buy adapters to plug in any 3 pronged plugs. They are $1 for 2 at Walmart but they are inconvenient to use sometimes. Make sure to screw them in using the outlet cover screw or else they will unplug easily. If you are trying to save money they have some decent apartments which are a good size for the price. Just make sure you do your research and tour the apartment/house and check for any issues that would be inconvenient if you live there for a year. Also remember that if you have pests during first month of move in it’s the landlord’s legal obligation to get rid of them and you should not stop calling until they solve the issue. We moved in back in June of 2020. We had some issues with the A/C right after we moved in. I contacted them and they had an A/C tech out the next day. The tech told them the whole a/c system needed to be replaced. So within a few days, we had a brand new system put in!! Samantha was great. I called just a month ago and spoke to Kyle and let him know we needed a bigger home, and he was on the hunt asap. Also we all know 2020 was rought, and Nena who does the payments is a lifesaver. He connected me to Kyle Mullens. Kyle Mullens is very responsive, professional, and accurate on tasks to perform. I have been busy with my work and personal life, and I was worried that I wasn't keeping up with the process, mainly things that I would have to do or figure out, but at the end, I came to understand that Kyle already finished everything for me. Rude front staff. I was having problems with my cards in respond to making a deposit and the front staff and one of the leasing agents were so rude and not even trying to help me at all. Nena the property manager and Spencer were amazing but some of the other staff is so unprofessional and rude.

DO NOT RENT HERE. This is going to be a long review but it’s honest and worth the read! I am a transfer TWU student who currently lives in Houston. Understanding that Denton is a college town, me and my dad wanted to get a head start on apartment searching so that we did not run out of options. Scott Brown Properties owns so many different locations that it’s impossible not to search them up, but be warned!! This was NOT a pleasant experience! Right off the bat, I was receiving different information from different people. I was under the impression that the Bellaire apartments were $750 “all bills paid” (meaning utilities AND WIFI are included in the 750) because that’s what I was TOLD in an email. It wasn’t until right when we were fixing to put down a deposit on the place that they slip in that utilities will be an extra $85 a month, oh and NO WIFI. Making rent $835 for a STUDIO apt! We put the deposit down anyways over the phone because we were scared we’d have no other options. After putting it down, Scott Brown Properties sent me the lease electronically and told me it needed to be signed within the week or it would expire. Mind you our appointment to actually SEE the property was in about a week and a half (we do not live close to Denton). So, they asked me to sign a lease without seeing the place first. After some deliberation, they agreed to postpone the lease signing AS LONG AS we signed immediately after seeing the place. Fast forward to our viewing - on the day of our viewing my dad and I had other viewings set up as well so that in this trip to Denton we could knock out my living situation altogether. We arrived at Scott Brown Properties about 8:55am to speak with an actual person face to face and perhaps look into their other properties as well (they own a BUNCH). Well, the front desk lady was super passive about the fact we were there 5 minutes before opening. We were actually happily waiting in the car, until we saw said lady open the front door to the building. No employee there was pleasant or acted interested in helping us AT ALL. For some reason we had already been written off, we could not get any helpful information. They wouldn’t give us the time of day. They denied to show us any other property because they were booked with appointments for the day, fair enough. But in heavy renting months perhaps consider having more than just ONE guy showing all the apartments. Their attitudes were just flat out rude, like we had inconvenienced them with our business. We were hoping for help from a leasing agent and we left the building with more questions than answers. You can imagine how upsetting it was to try and find a safe place to live in a whole new town to finish school, only to be shot down. They guy who actually showed us the place was nice. However, he was still telling us that $750 included utilities, which I’ve come to find out is false. I asked “750 INCLUDES utilities?” multiple times and every time I got a “yes”. Just a whole lot of miscommunication in the entire establishment. “All bills paid” DOES NOT mean all bills paid. If you are going to rent here - ask every particular question multiple times or you will get screwed over. The apartment was okay but nothing special, certainly not worth $835. And we were already over it. Needless to say, we did not sign a lease. We saw another “for rent” sign on a Struga Management property and we called and instantaneously got the help we needed, and I 1000% recommend them over Scott Brown. Their properties are better kept, cheaper, and WAY NICER employees. Oh and Scott Brown Properties has since not responded to any of our emails about returning our $300 deposit... after all the misconceptions and unpleasant meetings we figured the very least they could do was respond. They rejected my mother-in-law's application because she "did not make enough money". Completely untrue; they explained she needs to be making three times the amount of the rent, and looking at her Year To Date on her paystubs, she was well above that required amount. Scott Brown stole the application fee and did not even look at her application. An automatic email told us we would know the result of the application in 24 hours, but nobody ever contacted us; we had to call several times to finally get ahold of someone who told us that the application was rejected without even being fully reviewed.
